  • Pasque provides a proposal for qualified projects. The fee is based on the Basic Architctural Services needed for YOUR project.

  • For some projects, architectural services seem like an additional fee on top of everything else. Check with your local building official whether or not you need signed architectural drawings for permitting on your proposed project. It often depends on the size and complexity of the work.

    Working with an architect changes the project process. We work through the design process - starting with your needs.

    Often remodels and additions are the result of other challenges or dreams for your home. Pasque starts with Pre-Design to ensure the design will actually respond to your needs. We often parse out needs from wants and ‘nice-to-have’ features. This preserves your highest priorities through the project. Sometimes the highest priority is staying in budget. Other client’s choose to prioritize views of a canal or maintaining historic Italianate design.

  • Longer than you think. For remodeling an existing home, it takes time to make decisions and coordinate the design with all the parties involved.

    1. Select an Architect (1-8 weeks) Interview architects and sign a proposal with the selected architect (Pasque) to get on our schedule.

    2. Pre-Design (2-4 weeks) Meet with Pasque and discuss project goals and ideal outcomes. Pasque will measure and draft your existing home.

    3. Schematic Design (3-6 weeks) Pasque will present multiple design options based on your Project Goals. We meet and review these options and refine the design.

    4. Schematic Pricing (3-8 weeks) Pasque recommends you seek initial pricing from qualified Contractors based on the initial Schematic Design Set. In the current construction market - pricing of materials and labor is so dependent upon the selected Contractor. Developing an early relationship with a Contractor will help guide design decisions that align with the project’s budgetary goals.

    5. Design Development (3-6 weeks) Pasque meets with you to work through the details and design decisions required on your project.

    6. Construction Documents (4-16 weeks) Pasque drafts Construction Documents for your Project. These have details and specifications that outline the Project Scope of Work and Design Intent. This phase takes longer if the design changes.

    7. Bidding (0-4 weeks) Select a Contractor based on bids on the Construction Documents.

    8. Permitting (1-12 weeks) Depending on your jurisdiction, applying for a permit could be a quick turnaround (in smaller communities) or a long and involve process (like the City of Minneapolis which requires a SAC determination along with the permit documents)

    9. Contract (2 weeks) Pasque recommends a formal contractual agreement be written and signed by you and the Contractor. AIA has many useful documents and we can prepare that for you.

    10. Construction (4-48+ weeks) Your project’s construction is tied to the Contractor’s schedule, availability, lead time of materials, coordination of subs, and discovery of unforeseen conditions. Construction has many phases including: mobilization, demolition, roughing in, trade coordination (site, plumbing, electrical, mechanical, structural, etc.), finishing, carpentry, trim, painting, fixture installation, finishing, commissioning, cleaning, and punch list.

    11. Project Completion (1-4 weeks) After construction is complete, Pasque will walk through with you to categorize any final items the Contactor needs to do before receiving the final retainer.

    12. Follow Up (no timeline) Once you have moved in and lived in your Project, Pasque revisits to confirm your dreams have been realized in this project.

    In summary, the Design Process (Items 1-6 above) will take between 16 weeks (3-4 months) for small projects and 48 weeks (11+ months) for large or complex projects. This is from initially reaching out to Pasque or another Architect, through the handoff of permitting documents that are ready for construction.
